With fewer properties on the market than last year, sellers may find themselves at an advantage due to less competition. Buyers, on the other hand, might need to act swiftly to secure their preferred home.

  • Sales: 447

    • +1% compared to January 2024

  • Average Price: $413,247

    • +4% year-over-year from January 2024

Even though the number of detached home sales only saw a slight uptick, the average sale price shows a stronger gain—indicating that higher-priced listings are finding buyers. This 4% year-over-year increase demonstrates ongoing confidence in the detached market.

Top Winnipeg Neighborhoods for Detached Sales

  1. Waverley West – The highest volume of sold units

  2. Windsor Park & West Kildonan – Tied for second-most sales

Outside the City

  • Steinbach: The strongest showing for detached sales

  • Niverville/Ritchot: The second-most active rural area

Condominium Highlights

  • Sales: 111

    • +12% vs. January 2024

  • Average Price: $249,793

    • -10% year-over-year from January 2024

Condominium sales experienced a notable bump, while the average price slid by 10% compared to last January. This lower average price may indicate growing interest in more affordable condo units, potentially opening doors for first-time buyers or investors focusing on entry-level properties.
